Obligado Solidario

The solidarity or fiador typically needs to have a steady income and be a resident of Mexico. They are required to sign a legal document known as a "contrato de fiador" or "contrato de garantía," which outlines their responsibilities as the guarantor of the lease.

Having a solidarity or fiador is not always a requirement for renting an apartment in Mexico, as some landlords or real estate agencies may accept other forms of financial security, such as a deposit or a letter of credit. However, it is common practice in Mexico, and many landlords or real estate agencies will require a fiador as a condition of the lease.

If you do not have a fiador, you may be able to find alternatives such as paying a higher deposit or providing additional financial documentation to demonstrate your ability to pay rent. It is important to discuss your options with the landlord or real estate agency to find a solution that works for both parties.

It is not common for landlords or real estate agencies to require a prospective tenant to obtain clearance from the judicial police to rent an apartment in Mexico. However, some landlords or real estate agencies may request a background check or proof of good conduct as a condition of the lease. This can be done by obtaining a police clearance certificate, also known as a "certificado de antecedentes no penales," from the judicial police or other law enforcement agencies.

The police clearance certificate is a document that shows that the person has not been convicted of any crimes and does not have a criminal record. It is typically required for certain jobs or positions of trust, such as government positions, jobs in the financial industry, or positions working with children or vulnerable populations.

 

If you are asked to provide a police clearance certificate when renting an apartment in Mexico, you can obtain one by visiting a local police station or the judicial police headquarters. The process typically involves submitting an application and paying a fee, and it may take several days or weeks to obtain the certificate.

Other Essential Services

Moving means setting up services like water, gas, internet, and food delivery. Locating and hiring a domestic to clean your apartment and do your laundry can also make life easier.

Water is usually paid by the owner of the property, but not always. We 100% do not recommend drinking the tap water in Mexico, but bottled water is generally safe.

Natural gas infrasctuture is still being developed in Mexico City which often means paying a "gas man" to visit your apartment building every two months or so a filling a large gas tank on your rooftop.
